Commercial Service

Commercial power washing and exterior cleaning

The outside is the first thing a customer sees and the last thing most cleaning contracts cover. Sidewalks, patios, storefronts, building exteriors, dumpster pads and parking areas.

What Is Included

What the scope actually covers

No vague line items. This is what gets done, and what we will put in writing.

Sidewalks and walkways

Gum, grease, spills and general grime removed. Hot water and surface cleaners for even coverage rather than the striped look a wand leaves behind.

Patios and outdoor dining

Degreasing under tables, removing spilled drink residue, and clearing the film that makes outdoor furniture feel sticky.

Storefronts and building facades

Washed at appropriate pressure for the substrate. Stucco, EIFS and painted surfaces need soft washing, and using too much pressure on them causes damage we are not willing to cause.

Dumpster pads and corrals

The single worst smell source on most properties. Degreased and treated rather than just rinsed, which moves the problem to the drain.

Drive-throughs and lanes

Grease and tyre marks lifted from the heaviest-wear concrete on the site.

Awnings and canopies

Soft washed to remove algae and traffic film without stripping the fabric coating.

Parking areas

Swept and washed, oil spots treated, line markings left visible rather than grey.

How Often

Getting the frequency right

Food-service exteriors and dumpster areas usually monthly or quarterly, because grease and smell build fast. General storefronts and walkways twice a year, more in dusty or high-pollen regions. In the Southwest, after monsoon season is the obvious slot. In the Pacific Northwest, moss and algae mean an annual soft wash matters more than pressure.

Pricing

What drives the price

Anyone quoting before seeing the space is guessing. These are the things that actually move the number.

  • Total area and surface type
  • How much grease is involved, as food-service exteriors take far longer
  • Water access on site, and whether we need to bring our own
  • Local water reclamation rules, which in some districts require capturing run-off
  • Height and access for facades and awnings

FAQ

Questions we get asked

Straight answers, including when the answer is that you do not need this.

Will pressure washing damage our building?
It can, if someone uses the wrong pressure on the wrong substrate. Stucco, EIFS, painted timber and older mortar all need soft washing with chemistry doing the work instead of force. We match the method to the surface, and we would rather talk you out of pressure washing something than put a hole in it.
What about water run-off rules?
Many municipalities prohibit washing grease and detergent into storm drains, and food-service sites are the usual target of enforcement. Where it applies we contain and recover the water. If your site has a specific requirement, tell us and we will scope to it.
How often do dumpster areas really need doing?
More often than most operators think. If yours smells by midweek in summer, monthly is the answer, and the cost is usually less than the goodwill you lose from customers parking next to it.
